WHAT DOCUMENTS WILL I NEED TO SUPPORT MY MORTGAGE APPLICATION?

When applying for a mortgage, the documents that you’ll need to provide will depend on your circumstances and whether you are buying or remortgaging your property.
These typically include photo identification, proof of your income, details of your credit history along with recent bank statements. We’ve compiled a list of documents that you may need to produce to support your application. Lenders may also request additional documents based on specific loan types or individual requirements.

WHAT DOCUMENTATION MAY BE REQUIRED?

There are a few items that the majority of applicants need to send.
Proof of identity; government-issued photo ID, typically…
Valid UK driving licence
Valid passport (and Home Office sharecode for non-UK passport holders)
If you do not have a valid driving licence or passport, please refer to the government’s proof of identity checklist – where? Add link.
Credit report, not always needed, but we can help you with this
Proof of income (see below)

FOR EMPLOYED APPLICANTS

Your 4 most recent payslips if paid monthly, or 16 most recent payslips if paid weekly

Your business accounts for the last 3 years (if you own a limited company)

FOR CONTRACTOR APPLICANTS

  • Copy of your current signed contract. If this is due to expire in the near future you’ll need to show what you’ll do next with a renewal contract, a written agreement with the contract holder of how you will be proceeding or a future contract that you will be moving to
  • Copies of your tax calculations and accompanying tax year overviews for the past 2 years
  • Your latest 4 months’ bank statements showing your salary being credited. If you use a different account to pay your household bills and for your day-to-day expenditure then the lender may ask for the corresponding 4 months from those accounts

INCOME FROM ANOTHER SOURCE?

Let us know about it and we can advise on whether the income can be factored in and what documents will be needed to back it up.

IF YOU ARE PURCHASING A PROPERTY, YOU’LL NEED TO HAVE A DEPOSIT

To show that you have the funds available you’ll need the right documents depending on the source(s):

  • Savings – last 4 months’ bank statements showing the build-up of funds
  • Investments – latest annual portfolio summary
  • A gift from a family member – a signed declaration (we’ll supply a template for this)
  • Funds from another property sale – a mortgage offer or memorandum of sale
